Realtor with Parks Realty Susan Gregory says, “Railroad tracks and powerlines bother some buyers and can lower what buyers are willing to pay.” It is important to keep in mind that if a residential home has a lot of noisy and disruptive industrial features around it, your pool of buyers can shrink.

An Outdated Home
Having an outdated home can scare away a lot of buyers. “Some buyers do not want to consider a home that they think needs work or a lot of renovations,” says Susan Gregory. Newer features in a home make some buyers feel like a home is more move-in ready, so they may be more likely to make a higher offer on the home. A home that looks bland or outdated greatly hinders the resale ability of a home.

Not Staging a Home
Nothing makes a new home seem less personable than a completely empty space. Buyers may have difficulty picturing themselves in a home if it is not staged to look inviting and welcoming. By staging the home, buyers can imagine themselves living in the space and are more likely to make an offer.

“It may seem like an obvious thing,” says Gregory, “but having things like fresh flowers and new grass can really affect a resale.” A good-looking exterior can really help bring in buyers. If the home needs some landscaping or a fresh coat of paint, it is a good idea for sellers to go ahead and make those updates. If a buyer loves the exterior of the home, it gives them more motivation to see what the rest of the home has to offer.
